My buyer clients and I are boggled by the competition for well priced homes in every price range!
A property was uploaded in the MLS late on Tuesday night. We viewed it at noon and found there were already three offers. We wrote our best offer! But we were just a couple of hundred less than a competing offer.
Not every house that is listed has this momentum. Properties well priced for features, location and condition; marketed well, shine out like a beacon! While properties marketed at the wrong price, leaving room for 'negotiation', stay on the shelf.
The adage 'buyers become experts in their price range" is more evident than ever!
Where do I search? Who do I believe? Where is my new home?
I get many questions about conflicting information on different real estate sites and why the information is conflicting.
My best advice is to use a site that sweeps the local multiple listing service, with permission, as Realtor.com and Windermere.com have. These two sites sweep the information every 15 minutes, although the local North Central Washington Association only allows sweeps every three hours.
